Trusted and reliable online platform that connects landlords and tenants across the big cities of Nepal - Ebhada.com. The platform is safe and transparent for house, flat, and room rent.
2. Who Can Use Ebhada.com
You are eligible to use Ebhada if you meet the following:
- 18 years age or older
- Permanent resident of Nepal or a valid reason to rent in Nepal.
- Accurate and Trustworthy information during registration.
- Follow the rules mentioned in Terms and Conditions.
The accounts that do not meet the above conditions are suspended or permanently removed by Ebhada.com.
3. Types of Users
There are three types of users in ebhada.com
Landlords: Landlord owns a room, flat, or apartment. They want to list their room, flat, or apartment on our platform.
Tenants: the person who is looking for a room, flat, or apartment is a tenant.
4. Landlord Responsibilities
The landlord should agree to the following points:
- Valid personal identification during KYC registration.
- Accurate property information should be provided and should include photos, location, price, and other available facilities.
- Asking for advance payments from tenants is illegal and strictly prohibited.
- If needed, our admin team will visit your residence and confirm the information you have listed.
- After the approval of the digital contract from the landlord, the contract will be valid and should be respected.
6. Tenant Responsibilities
Tenant should agree to the following points:
- Valid personal identification during KYC registration.
- Multiple False rental requests will automatically be considered as spam and make your account invisible to the system.
- Before giving a final decision, you have to check the photos, location, and other details carefully.
- Do not make any advance payment outside Ebhada.com.
- After the approval of the digital contract from the landlord the contract will be valid and should be respected.
- Everything should be checked by you before making the final decision. After selecting the landlord you are responsible for everything.
7. Verified Listings
Ebhada.com provides Verified and accurate rental listings. Every listing inside Ebhada is verified by an admin, so unlike many websites that show sold-out listings, Ebhada works to keep the listing up to date.
- If needed, our admin team will visit your residence and confirm the information you have listed.
- False listings, misleading listings, and outdated listings will be removed immediately if found.
- Repeated listings from landlords are strictly prohibited; if found, their accounts will be suspended.
8. Digital Agreement
A unique feature of Ebhada.com is the digital rental agreement. This is how it works:
- A digital contract is automatically created if the landlord approves a rental request from the tenant.
- The contract will be made from the KYC documents provided by both parties.
- Before any contract process, the landlord and tenant should read and understand the contract very carefully.
- Landlord and tenant will be legally bound by this digital rental agreement.
- Ebhada.com is a mediator platform for landlords and tenants, but it will not be involved in a contract.
9. Prohibited Activities
These are the restricted activities inside Ebhada.com
- Fake or misleading property listings.
- Asking for advance payments from tenants.
- Threatening or harassing is strictly prohibited on this platform.
- Illegal activities on our platform.
- Hacking attempt or misuse of the Ebhada platform.
Any user who does not follow these rules will be suspended or even permanently removed. Furthermore, Ebhada can take legal action according to the law of Nepal if needed.
10. Fees and Payments
- No hidden charges from Ebhada.com
- Ebhada is not responsible for payment between the landlord and tenant.
- Asking for advance payments from tenants is illegal and strictly prohibited.
12. Account Suspension and Termination
Ebhada has the right to suspend or delete any account permanently if these points are violated:
- Violation of Terms and Conditions
- False or misleading information
- Involvement of landlord or tenant is prohibited in illegal activity as mentioned in section 9
If you believe that your account suspension or deletion is an error, then you can contact our support team to review your request.
13. Intellectual Property
Everything inside ebhada.com is the property of Ebhada. You are not allowed to copy and use without our permission.
However, the photos will be the property of the respective landlords. But by listing on Ebhada.com, we are allowed to display those photos on our platform for rental purposes.
14. Privacy
This Privacy Policy explains what type of information we collect, why we collect it, and how we protect your information. You should read our Privacy policy and Terms of Conditions.
15. Changes to These Terms
We can update these Terms and Conditions from time to time as we grow or as per the Nepal Government laws and requirements. We will always notify our users if we make significant changes. After changes, if users use Ebhada.com continuously, then that will mean the acceptance of the updated Terms and Conditions
16. Governing Law
The above terms and conditions are under the laws of Nepal, and if any conflict arises from the use of ebhada.com that will be handled by the laws of Nepal.
